Landlord Gas Safety Inspections and Certificates

All landlords are required to have their gas appliances checked regularly to make sure they are safe. It is the law, as set out in the Gas Safety (Installation and Use) Regulations 1998. The Landlord Gas Safety Record, often called a CP12, is the report that lists all the checks carried out during your annual gas safety inspection. Our Gas Safe registered engineers carry out these inspections for landlords and letting agents across Kent, London and the South East.

Your Responsibilities as a Landlord

1. Annual Safety Check: Gas appliances, fittings and flues you provide must be safety checked every 12 months by a Gas Safe registered engineer.

2. Keep a Record: A copy of each gas safety record must be kept for at least two years.

3. Give Tenants a Copy: Existing tenants must receive a copy within 28 days of the check, and new tenants before they move in.

4. Maintenance: Gas appliances and pipework must be kept in a safe condition.

What the Inspection Covers

Our engineer checks each gas appliance for safe operation, tests the gas pressure and tightness of the installation, checks that flues and ventilation are working correctly and confirms that safety devices are functioning. Any issues are explained clearly, and we can carry out any remedial work needed.

Combine Your Check With a Service

A gas safety check is not the same as a boiler service. Many landlords choose to have the boiler serviced at the same visit, which keeps it running efficiently, helps prevent breakdowns during a tenancy and saves arranging access twice.
